Mi Vida Homes hands over 120 Amaiya houses as Garden City mixed-use development expands

Mi Vida Homes has handed over 120 housing units at Amaiya Block C within the Garden City mixed-use development, marking the latest phase in the expansion of one of Nairobi’s largest integrated live-work-play communities.

The completion of Block C adds to the residential component of the 47-acre Garden City development along Thika Road, where housing, retail, office and recreational facilities have been integrated into a single master-planned precinct.

The handover is expected to strengthen Garden City’s residential offering while supporting demand for quality housing in Nairobi’s mixed-use developments.

Since the completion of Garden City Phase One in 2022, the development has attracted homeowners and investors seeking integrated urban living.

“The completion of Block C is about much more than delivering buildings. It is about creating places where people can build their lives, raise families, access opportunities and become part of a vibrant community. Every phase we complete strengthens the Garden City ecosystem and creates value for residents, businesses and investors alike,” said Mi Vida Homes Chief Executive Officer Samuel Kariuki.

Amaiya forms part of a 513-unit residential master plan comprising Blocks C, D, E and F, with a gross development value of KSh8.9 billion. The delivery of Block C paves the way for subsequent phases, including Blocks E and F, which will add another 264 homes and officially opened for sale on July 3.

Beyond housing delivery, the project generated employment and business opportunities during construction. Mi Vida Homes said more than 450 workers were employed at peak construction, while the project recorded more than two million safe labour hours. The developer also relied on locally sourced construction materials, supporting Kenyan manufacturers, suppliers and small businesses.

The influx of new residents is expected to boost commercial activity within the Garden City precinct, benefiting retailers, restaurants, service providers and leisure facilities already operating at the development.

Residents at Amaiya have access to amenities including landscaped gardens, botanical gardens, a clubhouse, swimming pool, gym, retail outlets and entertainment facilities anchored by Garden City Mall and an IMAX cinema. The integrated development is designed to reduce commuting by bringing residential, commercial and lifestyle facilities together in one location.

The latest handover comes as Kenya’s property sector continues to focus on mixed-use developments that combine housing with commercial and social infrastructure to meet growing urban demand. Developers increasingly view such projects as a way to create long-term value for homeowners, investors and surrounding businesses while supporting employment and local supply chains.
